Tips on Selling Your Home This Winter

Have you been thinking about putting your home on the market? Don't feel like you need to wait until spring! Read on for tips on selling your home in the winter months.

I don't know about you, but I live in Michigan for the gorgeous springs, balmy summers and picturesque fall season.  Winters here tend to be gloomy and I could do without it.   But homes do sell in the winter, and in this market, it might even sell quickly.  As I'm sure you've heard, inventory of homes on the market is low and believe it or not, there are buyers that have been searching for just the right spot for months.   As is always the case, if your home is priced according to current market value and staged appropriately, you have a much better chance of selling your home quickly. 

Here are some tips for properly staging your home for a winter sale... Top of the list, first impressions are everything.  Focus on the entry way to your home.  Make it appealing to the eye with seasonal decor, a fresh coat of paint and a well-lit entry way.  Sidewalks and steps must be shoveled and salted. 

Make sure that your home is well lit and that you or your realtor has all the lights on ready to greet your potential buyer.  If you have a fireplace, a cozy lit fire adds that special touch.   Appeal to the senses.  Smell... oh, this one is enough to turn any buyer off.   We're all cooped up in the winter, so pet and cooking smells tend to linger.  Have the carpets cleaned, place an understated air freshener and if you have time before the showing, make a quick batch of cookies.  (Refrigerated pre-made cookie dough works well for this!)  Lastly, and for some reason the most difficult, keep your house clean and free of clutter.   Polished floors, a fresh coat of paint and an organized home free of clutter... these are all great ways to quickly and inexpensively spruce up your home for a sale in any season.  

One last tip… make sure that you are happy with the photos that your realtor presents to the public.  Most buyers will look at up to 25 pictures of your home online before even deciding if they will go see it in person.   And when they do, make sure you and your home are ready.  Happy selling!

The year 2012 is leaving today and tomorrow will be the birth of a new year. I have neglected my home for two years while I finish my Bachelors of Business Administration (BBA, Summa Cum Laude) and it got pretty dusty. The day after Christmas I could not get that tree out of my house fast enough and have been cleaning and moving furniture around ever since. The goal is to get it over with and begin focusing on the new year. I have made a list of things I want to accomplish both major and minor. It is easier for them to become reality when they are written down and can refer to them often. With college out of the way I can devote my time fully to the business of listing and selling homes, serving client’s needs, making new contacts, and getting out in the community to meet the wonderful people out there. Not every day will be perfect but it is important to stay positive. Most work related things are resolved by stepping back, taking a deep breath, and choosing to listen to the good and not the alternative. It’s a choice we can make.
